  • The extent of this zoning district shall mean and refer to the following:

    In the Town of Pine Knoll Shores, Carteret County, North Carolina.

    Beginning at an existing concrete monument located in the southern right-of-way of Salter Path Road, said monument being located S 84-26-16 W 1081.05 feet from NCGS monument "Holiday" and also being located at the northeast corner of lot 19 of Roosevelt Ocean Front Property recorded in Map Book 6, Page 20, Carteret County Registry. From said point and place of beginning run thence S 01-22-25 E 55.20 feet to a point in the highwater mark of the Atlantic Ocean; run thence with the highwater mark of the Atlantic Ocean the following three courses and distances: (1) S 85-47-15 W 21.25 feet to a point; (2) S 84-45-51 W 624.61 feet to a point; and (3) S 85-48-54 W 451.47 feet to a point in the eastern boundary line of the Coral Bay West property, Lot 23, Roosevelt Ocean Front Property per the above reference map; thence with the east line of Coral Bay West property N01-36-15 W 475.12 feet to an iron rod set in the southern right-of-way of Salter Path Road; thence with the southern right-of-way of Salter Path Road N 84-20-38 E 275.00 feet to an existing concrete monument; thence continuing with the southern right-of-way of Salter Path Road N 83-46-38 E 825.97 feet to the point and place of beginning. The above described tract is shown on that survey entitled "Royal Pavillion" dated January 14, 2006 prepared by Stroud Engineering, P.A.

    The zoning of said property shall be MF2, but limited to single family dwellings only that are architecturally varied with a commitment to varied elevations approved in conjunction with preliminary and final site plans.
