§ 74-208. Screening of pilings, piers, columns, etc.

  • (a)

    If a building is erected on pilings, piers, columns, pillars or other supports of similar nature, which protrude above ground, such supports shall be screened from public view (from streets, culs-de-sac, parks, beaches, etc.) with materials similar to or compatible with that used for the rest of the building or at the option of the owner, by natural topography, shrubs, trees or foundation plantings in such a manner as the community appearance commission shall find acceptable. All plans for screening shall first be submitted to the community appearance commission for comment. Such screening may not subsequently be removed, replaced or modified without approval of the community appearance commission.

    (b)

    If the screening involves structural work, the building inspector also shall determine that it meets local, state and federal law standards, particularly with reference to breakaway walls as defined in chapter 30, pertaining to flood prevention, adopted April 14, 1987.

    (c)

    On oceanfront lots, buildings located within 150 feet of the mean high water mark or the ocean side toe of the frontal dune, whichever is furthest landward, shall be constructed on pilings or stilts and the ground floor level must be at least 16 feet above the mean high water level.
